The 65–74 age cohort is the fastest-growing renter segment in the U.S., and approximately 60–70% of residents are downsizing homeowners supported by embedded equity and long-duration wealth accumulation (NIC, 2025). Rents typically exceed conventional multifamily levels, with a national rent premium of approximately 20.7%, while operating expenses remain leaner than senior housing due to the absence of dining and medical services, supporting attractive margin profiles.
