    Demographic wealth driving demand

    Americans aged 65 and over now control roughly one-third of U.S. household net worth and nearly 40% of household equities (Source: “Over 65? Congratulations, You Own the Economy,” The Wall Street Journal, February 18, 2026). This scale of asset ownership, combined with demographic growth, is creating durable demand for housing centered on connection, convenience, and maintenance-free living.  

    An emerging & growing asset class

     Active Adult Rental (“AAR”) is an emerging institutional asset class positioned between conventional multifamily and traditional senior housing. National inventory remains limited at approximately 123,000 units, while stabilized occupancy averages ~96%, annual renewals approach 80%, and average resident tenure on recent vintage assets exceeds five years — materially longer than conventional multifamily (Source: National Investment Center for Seniors Housing & Care (NIC), Investment Thesis for Active Adult Rental Communities, September 2025). Demand is driven not by need-based care, but by preference — renters by choice .

    Market Fundamentals & Our Approach

    The 65–74 age cohort is the fastest-growing renter segment in the U.S., and approximately 60–70% of residents are downsizing homeowners supported by embedded equity and long-duration wealth accumulation (NIC, 2025). Rents typically exceed conventional multifamily levels, with a national rent premium of approximately 20.7%, while operating expenses remain leaner than senior housing due to the absence of dining and medical services, supporting attractive margin profiles. 


    We target high-income suburban submarkets within growth-oriented metropolitan areas characterized by strong 65–84 demographic density, high homeownership, and limited purpose-built AAR supply.  


    Our differentiation lies in two structural advantages:
